Assessment of MRT station access and bus coverage across HDB estates in the North-East and West regions.

## Methodology

Pulled LTA DataMall feed for station entries/exits over 90 days, joined with OneMap planning-area polygons and census demographic overlays from SingStat.

## Findings

- **Sengkang and Punggol** show the densest MRT coverage but poorest bus-to-residence walkshed
- **Jurong West** has inverted pattern: deep bus penetration, sparse rail
- **Tuas** remains an island of transit desert (industrial zoning)

## Next steps

Coordinate with LTA NEL phase-3 planners, share the shortfall atlas with URA masterplan team.
